Four Seasons, 32 Years

Four Seasons is a luxury apartment complex in Beachwood, Ohio, comprised of 408 units in four buildings. ka started working on the initial phase of the project in 1981, and has served as design and executive architect through the fourth phase, which is expected to open next summer.

  

ka's Multi-Family Residential Solutions

The primary challenge of the Four Seasons Phase IV project was to develop a plan that would meet the developer's pro forma objectives, while utilizing primarily wood-framed construction systems on a precast concrete podium.

In response, the ka team provided the following value:

  • Developed plan that provides for 141 units (1-, 2- and 3-bedroom)
  • Worked with the client to gain city approval for deed restriction amendment to allow for increased density
  • Obtained variances with regard to setbacks and parking (landbanked for future if necessary)
  • Developed building design to incorporate a ground level (podium) with a traditional wood-framed, four-story building above
  • Designed a contemporary facade on the Phase IV building using similar materials as the existing structures, with the intent to respect and blend in with the aesthetic of those buildings
  • Created a landscape plan that transformed a required detention pond into a water feature amenity, surrounded by walkways and activity areas

ka Completes Cleveland Indians Premium Club Suite

ka completed the Cleveland Indians Premium Club Suite at Progressive Field in April 2013, just in time for the Major League Baseball season. The 5,000 SF design-build project with Gilbane transformed 11 existing suites on the ballpark’s press level into a spacious 120-seat entertainment venue. With a concept design provided by Populous, ka’s scope of work as design and executive architect included new balcony seating, new field side glazing system, a sports bar and interior finishes and furnishings.

The generous interior space completely opens up to the outdoor, tiered balcony seating via full-width sliding glass doors. With the outdoor and indoor spaces linked together, patrons are given the opportunity to sit outside along the balcony or inside in a restaurant setting.

“The Premium Club Suite was developed as a new approach to suite and spectator design, focusing on the fan experience,” says Bill Ragaller, ka’s Director of Architecture & Interior Design. “It gives the spectators the ability to view the game from multiple vantage points, while socializing and dining in a more conducive setting.”

Adding to the fan experience are back-lit display cases of Indians memorabilia, large screen televisions to view the game, and the suite opening into a broadcast booth. “The adjacent broadcast booth allows ballpark visitors to experience pre- and post-game commentary and interact with Indians broadcasters,” says Ragaller.

The fast-track requirements of the project required ka to closely coordinate with the client and consultants, resulting in a successful project for the major league ballpark.

New Outlet Center Construction Update

Smart Outlets at Nebraska Crossing is a 350,000 SF new outlet center developed by OTB Destination LLC, located just outside of Omaha in Gretna, Nebraska.

ka provided planning and design services. The previous shopping center was leveled to make way for a racetrack configuration, which optimizes walking distances and concentrates the large collection of retailers into a compact environment.

Construction progress as of June 2013

A dynamic center courtyard, combined with more intimate public spaces, create a rich variety of experiences that create a retail destination, inviting visitors to linger, dine and shop. The design evokes a modern interpretation of rural Nebraskan architecture, connecting the outlet center to its context.

The project will feature 70-plus outlet and factory stores, and is slated to open in late 2013.

Rich Wilden – Director of Design

As Director of Design, Wilden is responsible for the firm’s strategic design focus. He previously held the title of Senior Design Architect at ka. Wilden earned a Bachelor of Architecture degree from Kent State University, and he is active within the architectural community as Treasurer for the Cleveland chapter of the American Institute of Architects.

Brian Bernstein – Senior Landscape Architect

Highly passionate about creating a strong sense of place within all projects, Bernstein works to enhance the spatial experience from the broadest sense to the smallest detail. He previously held the title of Landscape Architect at ka. Bernstein holds Bachelor of Science in Landscape Architecture from The Ohio State University.

 

Jim Clarke – Senior Project Architect

In his role, Clarke continues to lead a team of associates in the preparation of design and construction documents, most recently on Fashion Outlets of Chicago. He previously held the title of Project Architect at ka. Clarke is a graduate of the Boston Architectural College.
